The question that decides it

What is your current first-mortgage rate?

If it is meaningfully lower than what lenders offer today, replacing it with a cash-out refinance re-prices your entire balance at the higher rate just to access some cash — often the most expensive path. A second lien leaves the good loan alone.

If your current rate is similar to or higher than today's, a cash-out refinance can accomplish two things at once.

How much equity you can tap

Lenders cap total borrowing as a share of appraised value. Roughly 80% combined loan-to-value is common on a primary residence for conventional cash-out; HELOC lenders vary widely (some go higher, some lower); second homes and rentals get less.

Uses that tend to make sense — and ones that do not

Renovations that add value, consolidating high-interest debt you will not run back up, buying an investment property, funding a business with a plan. Less defensible: financing depreciating purchases or covering ongoing shortfalls — you are securing them with your home.

Is a HELOC rate fixed?

Most HELOCs are variable, tied to an index. Some lenders offer a fixed-rate lock on a drawn portion. A home equity loan is the fixed-rate alternative.

Is interest on a cash-out refinance tax-deductible?

Only the portion used to buy, build, or substantially improve the home securing the loan is generally deductible under current law, subject to limits. Ask a tax professional about your situation.
